Important assumptions
Every figure on this page rests on these. Where one does not match your situation, the answer moves — sometimes a great deal.
- VAT at 23% applies to the agent’s fee, the solicitor’s fee and separately charged advertising.
- No CGT on a principal private residence occupied throughout ownership (with up to 12 months’ grace at the end). Otherwise 33% on the gain above the €1,270 annual exemption, with no indexation or other reliefs applied.
- Fee levels are your inputs; defaults are typical, not quoted.
