Almost every one of these decisions has a published rule behind it — a Central Bank lending limit, a Rent Pressure Zone cap, a stamp duty band, a planning exemption — and knowing the rule is most of the advantage.

If you are buying

Start with what you can actually borrow. The affordability calculator applies the Central Bank’s loan-to-income and loan-to-value limits and tells you which is holding you back, because that decides whether saving more deposit will help. Then check the costs on top — stamp duty, solicitor, survey, valuation, registration — none of which can be added to the mortgage. If it is a new build, Help-To-Buy can supply a large part of the deposit.

If you are not sure whether to buy at all

The buy vs rent comparison costs both paths over the years you plan to stay, including the deposit’s opportunity cost and the maintenance that owners pay and renters do not. How long you stay decides it more than anything else: under about five years the upfront costs of buying rarely get recovered.

If you are renting

Two things are worth doing this month regardless of the long-term plan. Check that any proposed increase is inside the legal cap — in a Rent Pressure Zone both the amount and the timing are restricted — and claim the rent tax credit, which can be backdated.

If you are improving what you have

How much can I borrow for a mortgage in Ireland?

The Central Bank caps mortgage lending at four times gross income for first-time buyers and three and a half times for second and subsequent buyers, with a loan-to-value ceiling of 90%. Lenders can exceed these for a limited share of their lending. The house affordability calculator applies both limits and tells you which one is binding.

Is my rent increase legal?

In a Rent Pressure Zone there is a statutory cap on how much rent can rise and a minimum interval between increases, and the notice must be served in a prescribed form. The rent increase checker applies the current RTB rules to your own figures.

Do first-time buyers pay stamp duty in Ireland?

Yes. Residential stamp duty is 1% on the first €1 million for every buyer — there is no first-time buyer exemption. The relief that does exist for first-time buyers is Help-To-Buy, a refund of income tax and DIRT already paid, available on new builds.

How much does an extension cost in Ireland?

Single-storey extensions typically run to a few thousand euro per square metre finished, with professional fees and a contingency on top. The renovation cost estimator gives a range rather than a figure, because the spread between a basic and a high-specification build on the same footprint is enormous.
